- $34,200 claim approved
The situation
A severe storm caused roof damage and internal water ingress through two bedrooms and the hallway of this three-bedroom Alexandra Hills house. The tenant was displaced, and the owner had been self-managing until that day.
They did not have a process for coordinating the insurance claim, trades, emergency make-safe works, or alternative accommodation under their landlord policy.
What we did
We took over management within 24 hours and coordinated emergency make-safe works through a preferred restoration contractor that evening.
The insurance claim was lodged the same day with photographs, an itemised scope of works, and the make-safe invoice. We also arranged alternative tenant accommodation under the loss-of-rent provision and project-managed trades and inspections through to completion.
The outcome
The tenant was rehoused within 48 hours. The claim was approved at $34,200 with no scope reduction, and the property was re-occupied by the same tenant 26 days later.
Result: the owner made zero direct calls to the insurer or trades after the initial appointment.
“I was standing in 30mm of water at 9pm with a crying tenant on the phone. By the next morning I had an assessor lined up and trades on site. I genuinely don't know what I would've done without it.”
